Vc não precisa de nada para ser corretor de propriedades em Chile. Não precisa de fazer prova, não precisa de registro. Simples assim!

Receita Abobrinha Recheada

Olá amigos(as),

 

Hoje vou compartilhar com vcs uma receita árabe que minha mãe me ensinou a fazer e que fica uma delícia.

 

Vou te ensinar a fazer abobrinha recheada.

Essa receita é especialmente pra vc que já tentou de tudo para deixar a abobrinha oca e não conseguiu!!!

 

Eu comprei a abobrinha e tentei deixar ela oca, mas foi uma missão impossível pra mim. Tentei com colher, tentei com faca, tentei com “n” outras coisas que tenho na cozinha e nada funcionou.

 

Infelizmente não tenho extrator de polpa e aqui na Austrália não consegui encontrar em nenhuma loja. Da próxima vez que eu for ao Brasil tenho que ir na feira comprar um extrator de polpa pra mim.

 

Quando eu achei que estava tudo perdido, resolvi cortar pela metade a abobrinha e tirar o miolo. Assassinei a abobrinha!!! Mas no final ficou uma delícia!!!

 

Mesmo tendo assassinado a abobrinha vc ainda conseguirá fazer a receita e ficará uma delícia!

 

Vc precisará dos seguintes ingredientes:

 

6 abobrinhas pequenas

1 xícara de arroz (lavado)

Entre 200 e 300 gramas de carne moída

Cebola picada (não mais que uma)

2 dentes  de alhos com casca (lavados)

Cebolinha desidratada

uma colherzinha de manteiga

Uma colherzinha de canela em pó (se vc não gosta muito de canela pode  usar apenas uma pitada)

pimenta (eu uso 4 seasons pepper grinder da marca SAXA)

molho vermelho tipo “passata” ( tomate sem tempero) (350 gr) (ou vc pode bater cinco tomates do liquidificador sem casca e usar esse molho)

 

Modo de fazer:

Primeiro, tire as pontas da abobrinha. E tire o interior da abobrinha com um extrator de polpa. Se vc não tiver um, corte a abobrinha no meio e tire o miolo, como eu fiz.

Essa abobrinha que eu comprei aqui na Australia é muito pequena e eu poderia ter feito 12 unidades, com essa quantidade de carne e arroz.

Depois lave o arroz e deixe escorrer. Misture o arroz  e a carne. Acrescente a colherzinha de manteiga e temperos (sal, pimenta, canela)

Recheie as abobrinhas com o arroz e una as metades.

Em uma panela coloque a cebola, o alho e a cebolinha desidratada e um pouquinho de óleo (ou azeite de oliva) para refogar. Depois acrescente o molho de tomate.

 

Coloque as abobrinhas dentro da panela e deixe o molho cobrir parcialmente a abobrinha. Se necessário acrescente água. Coloque um prato em cima da abobrinha para ela não abrir, já que estão cortadas ao meio.

Não deixe a água secar, acrescente água se necessário. E quando vc tirar o prato para verificar as abobrinhas, aproveite para regar o topo das abobrinhas com o molho. Depois que ferver abaixe o fogo para não queimar.

Espere até o arroz estiver cozido. Como eu coloquei muito recheio na abobrinha saiu  um pouco de arroz de dentro, mas não tem problema, porque a abobrinha ficará inteira.

Creio que demora entre 30 a 45 minutos para ficar pronto. Vc deve tirar somente se o arroz estiver cozido. Sirva em seguida.

Como comprar um imóvel com subsídio do governo chileno?

 

é totalmente possível em Chile um estrangeiro postular a compra de um imóvel com subsídios do governo de Chile.

Muitos brasileiros já adquiriram seu imóvel utilizando esse meio. E vc pode ser mais um.

 

O que é necessário vc fazer para conseguir um subsídio? Por onde começar a procurar informações? Onde encontrar esses imóveis passíveis de serem subsidiados?

 

Hoje vou tentar responder algumas dessas perguntas. E outras vc terá que buscar através dos links que estou deixando aqui para vc pesquisar mais.

A página da internet que trata sobre o tema é do “ Ministério de Vivienda y Urbanismo” de Chile, para ler mais informações clique aqui:

Alguns dos requisitos são: Vc precisa ter no mínimo 18 anos de idade, RUT vigente, certificado de permanência definitiva, ter uma conta poupança chamada “ libreta de ahorro”, e ter dinheiro depositado nessa conta um dia hábil antes do mês anterior a postulação.

 

Ressalto que esse subsídio alcança imóveis entre 800UF a 2000 UF. Existe a possibilidade do imóvel ser superior a 2.000 Uf, mas os requisitos permanecem o mesmo.

 

A primeira coisa que vc deve fazer para conseguir o benefício é dirigir-se a prefeitura de onde vc mora ( MUNICIPALIDAD). Na “ municipalidad” vc deverá pedir uma entrevista com a assistente social para ela fazer uma ficha para vc chamada “ FICHA CAS” ( ficha de proteccion social).

 

Nessa ficha a assistente social classifica vc e sua família e coloca uma pontuação na sua ficha. Essa pontuação influi no tipo de subsídio que vc receberá.

 

Com o resultado da Ficha CAS vc deve ir pessoalmente a uma oficina de atenção presencial chamada SERVIU (SERVICIOS DE VIVIENDA Y URBANIZACION).Vc pode fazer uma reserva de hora online.

Vc necessita ir pessoalmente no SERVIU para inscrever-se para receber o subsídio.

Outro requisito para ganhar o subsídio é possuir uma conta poupança. Geralmente eles pedem para ser no Banco Estado, mas já ouvi testemunhos de pessoas que abriram essa conta em outro banco.

 

Essa conta poupança se chama (libreta de ahorro), e constitui em um valor mínimo que vc deve ter depositado no banco para ganhar o subsídio.

 

Para cada programa de subsídio eles pedem um mínimo na conta poupança (ahorro mínimo).

 

Para o programa “Fondo Solidário de Eleccion de Vivienda”, vc poderá comprar um imóvel de até 800UF, e terá que possuir uma cuenta ahorro de no mínimo 10 UF, e deve ter 8.500 pontos na Ficha CAS.

 

Para o “Sistema Integrado de Subsidio Habitacional” existe 3 tipos:

 

  • Titulo I, tramo 1, vc poderá comprar um imóvel de até 800 UF, e terá que possuir uma cuenta ahorro de 30 UF, e devera ter ate 11.734 pontos na ficha CAS,
  • Titulo I, tramo 2, vc poderá comprar um imóvel de até 1.200 UF, e terá que possuir uma cuenta ahorro de 30 UF, e devera ter ate 13.484 pontos na ficha CAS,
  • Titulo II, vc poderá comprar um imóvel de 1.400 ou 2.000 UF, e terá que possuir uma “ cuenta ahorro “ de 50 UF, e deverá ganhar mensualmente até 60 UF mensais.

 

Esses valores variam de acordo com o ano. Para isso vc deve buscar maiores informações no site oficial do governo do Chile.

Today I will share with you guys tips on how to rent or buy a property in Santiago, Chile. Everything about Real estate and property in Chile.

First I want to clarify that the national currency in Chile is “peso chileno”, but all properties in Chile when u search in internet will be priced at “UF”. What does that mean?

 

UF (Unidad de Fomento) is a currency that adjusts by inflation. And therefore, all prices are in UF to be readjust automatically.

Overcome this issue, now I will go into detail on how to rent a property here in Chile.

For rent (lease) property here, Chilean has the habit of dividing by 50% real state agent commission. So who rent paid 50% and the owner pays 50%.

 

U will pay 50% of the commission and still have to give a guarantee. Usually they ask for a guarantee (Bond) (3 months rent in advance or less) and no guarantor. If they ask a guarantor must be Chilean, they do not accept foreign.

The best website for u get an apartment or a house to rent is call “ portal Inmobiliario”. At this site are all opportunities for all Chilean Inmobiliarias. Along with the property is the name of the real state and agent, then you can call your send a email to make an appointment and to visit.

* some houses and apartments have thermo panel, two glasses, to maintain the temperature inside the house. It helps you to saving on heating in winter season

* most apartments the heating has a time to be on, so you depends of the condominium. But in a house you can turn on the heating at the time you want.

* in 2010 there was a major earthquake in Chile, so you can ask what happen if the property in this time, that  suffered cracks or not . All this question is to know that the property will resist another earthquake, if it is a solid construction .

Most of the real state here has people Who speak in english. You can ask to be atended by a english speaker agent.

 

Here in Chile you Will have the Best treatment ever. You Will have a person to go with you in each house you choose, at the time you want. There is NO open house here, no people visiting at the same time as you. Totally personal and individual service!

IF your company pay your rent, so it’s easier for you. No stress at all.

But IF the company gives you the Money, and you can rent your buy a house. I will share with you tips if u want to buy a property here.

And I’ll tell you my experience here: I bought a property when I made five months living here in Santiago. Why?

Because the price of monthly financing is the same price as a rental. In addition, the bank here in Chile finances up to 90% of the property for u. U have to give only 10% in entrance. And the interest is very low here in Chile , the bank give to us in 2011 3.8 per cent a year.(compare to Brazil,  here in Chile is very low the interest).

In addition, all funding that u pay when you sell the property you Will received the money back. And I’ll tell you that u will receive more than you paid because u still receive money for property valuation in the market.

To buy a property in Chile you need an “procurador”, it is like agent. And this agent has to be Chilean. That person is no guarantor, it works as a “cash courier”, he will be responsible for receiving all mail on your behalf if u are not living in Chile.

Well, if I (brazilian)could buy a property here, anyone can buy a property in Chile.

If you are foreign and receive less than 60 UF per month you can buy a house if help (subsidy) of the chilean government. U must be over 18 years old, and have current identity (RUT), have permanent residence, and have a savings account with a minimum deposit of money (libreta de ahorro). There is a lot of condominium inside a golf club or polo club, certainly you can find a beautiful place to live.

What is better in Chile a house or a apartament?

I think house is better because in case of earthquake house shakes least . Try to get a house with pool, because in case of earthquake you can use the water of the pool, in the event water supply cut because of damage due to earthquake .

Prepare your earthquake kit. Have your emergency things in an easy place to find in the event of light cutting and others.

Best travel tips to Santiago/Chile and region !

Hello friends,

 

A friend asked me about Chile because he will going in a trip for Santiago soon.  Because I lived there I decided to do a post about BEST TRAVEL TIPS TO SANTIAGO AND REGION and gather all the information possible to make life easier when you are searching at my blog.

Here in Santiago in July is winter and the temperature is between 0 -7 in the mornings and the afternoon may reach 11 up to 15 (Celsius).

For those coming to visit Chile in July it is necessary warm clothes, hat, gloves and scarf. Every place have heating system so it is not cold, but to walk on the street u will need a jumper or jacket. It always have snow at the mountains, but at the city is rare.

Spring is magical the flowers born everywhere. Maybe you can see snow in September. The weather is instable. you can have days like summer, and winter days.

At Summer temperature Will be always between  20 to 35 Celsius. And no rain at all.

At autumn all the trees get yellow and after the leaves  fall. It’s very beautiful. Temperature between 10 to 25 Celsius.

If I am a tourist, the first thing I would do is goint to a ski center !!!! And I recommend the Ski center near Santiago.

To visit a center of Ski u need  boots waterproof, or snow boots. Moreover, u need gloves, hat and scarf. If u want to play in the snow gloves must be waterproof. For those who want to lie down and roll in the snow is good to use waterproof pants and jacket. U can buy or rent here. A rent could cost 10.000 (ten thousand pesos chilenos), something like 20 dolars. If there is a beautiful dau if sun and snow you have to be smart and use sunbloc.

 

People asked me if the ipad or iphone freeze on the mountain …. Do not freeze. U can take your câmera, iphone, smartphone, all the electronics that u want that will not freeze.

 

You could take snack ?…. Yes, if u want u can take snack for kids and for u in a backpack. Usually I take sandwiches, boxes of juice, chips, coke, water, fruits….. What do you want to and can carry.

The mountain road is open all year round, the restaurant, the chair lift and the Valle Nevado Ski Center store is also open throughout the year. I’ve been several times to the Ski center in spring, summer and fall. Anyway is a very lovely walk.

If u have time u can go to Chillan or Pucon:

 

Chillan is 5 hours driving from Santiago. It´s a beautiful place!    This photo is the hotel that I stay in Chillan.

In Chillan you can ski between the trees.

This is some photos of Pucon. It is a city 8 hours driving from Santiago. You can fly to there. In Pucon you will Ski at the Volcano!! Amazing experience!!

The traditional tour is to know Con Con, Reñaca, Viña del Mar and Valparaiso.

 

The water of the Pacific Ocean is very cold. My family and I never got into the sea or in the summer time. This, in my opinion because I am from the centre of Brasil…. If u are used to southern Brazil, Alaska, europe, these beaches can be ideal for u ….

 

Concon I suggest u lunch at El Secreto restaurant. It is more expensive is worth the view !!! You have to make a reservation.

En Reñaca is beautiful go on dunes.

Viña del Mar has a giant boardwalk that covers the entire edge of the beach and there u can walk. It also has the famous flower clock.

Valparaiso has the building of the Army, funicular (elevator of wood that is on the hill), Naval Museum and the house of Pablo Neruda called ¨La Sebastiana¨.

I was at the Brazilian Embassy and they informed me that more than 5 daily Brazilian states  were about people who was stolen while they were visiting some turistic place or shopping. In all cases where stealth without any type of aggression or use ofweapon.

 

Most thefts occur in Viña del Mar y Valparaíso. Thieves wait u get to walk around and steal the rental car or van, just taking everything that tourists leave in the car. Or, steal wallets and purses while the person is distracted.

 

One is stolen without notice. Stay tuned !!! Because this can end your tour and a passport can last up a few days to get ready.

 

Never exchange Money on the street !!!! This is also one of the most blows reported by Brazilian tourists at the Embassy. Look for a decent establishment to do this kind of transaction.

 

It’s always good, u walk with document copy elsewhere away from the original as a backup. If you can be stolen at least ask to make a passport with copies that u have, and prove who is u ….

If I were u, and have kids I would to the Museo Quinta Normal because it is in the city u can go on subway and there has 3 museums.

B) Museo de Arte Pre-Colombiano

For Adult and even children I recommend the Chilean Museum of Pre-Columbian Art that is in the center in Calle Bandera 361. For more info just click here:

C) Museo Nacional de Bellas Artes

The Museo Nacional de Bellas Artes is also very beautiful !!! Worth visiting. Located in the Parque Forestal (Calle Loreto, close to the Cerro Santa Lucia)

F) Kidzania

If u come with children I recommend the mini city Kidzania, which is inside the Araucano Park, next to the Parque Arauco mall. In my opinion is a mandatory walk for those with children !!!! It is not a museum …. It is a indoor park, and my kids love !!!

To visit the center, u can go in Plaza de Armas, Central Market (Mercado Central), Vega (Market of fruits and vegetables), La Moneda, Patronato, Cerro Santa Lucia, Museo Bella Artes. Patronato is a place where cheap clothing sells well.

 

You can go using the subway. You can stop at the Plaza the Armas Station, or La Moneda Station. If I were you I go with taxi.

Be careful when you are walking in downtown!!! If I were you don´t go for a walk in downtown with jewels.

Another tour that I suggest is to go to Metropolitan Park, take the funicular (elevator of wood) to go to the metropolitan zoo in the hill,  go to the top to see the most beautiful view of Santiago. After you can down and lunch at the Patio Bella Vista and then if u still have breath go in the house of Pablo Neruda La Chascona.

If u are excited to go on a more thematic zoo I suggest BUINZOO. Which is in the town of Buin to +/- 30 minutes from Santiago.

There is also a beach called Algarrobo which is very beautiful!

In Algaborro exist a Condominium of  Apartmants called San Alfonso del Mar. Here they have the biggest pool in South America. And they have a pool of sea water inside a piramide. Unfortunally I broke my feet before  I went there…. But my kids have a lot of fun here!!

On the beach Isla Negra has the Museo Pablo Neruda.  The last house that he lives. The house was build like a ship. And there you can see all the colection of Pablo Nerudas. It’s quite beautiful beach because it is full of stone.

To go shopping I recommend Parque Arauco (they  have a foreign discount card and you have four days to use it).

The mall Parque Arauco has a tour company called Touristik and sells super cheap tour packages.

A rustic mall where u will find several souvenirs is the Pueblito Los Dominicos in Las Condes district. U can go on subway, or taxi.

Heathcote / bluewater – Parque, Museu e Restaurante

Olá amigos(as),

 

Hoje vou compartilhar com vcs mais um lindo parque para vc levar as crianças para se divertir.

Acho que já deu pra perceber que os autralianos são mestres em fazer parques e áreas públicas para atender ao bem estar da população. Esse lugar era um hospital psiquiátrico e hoje depois de uma grande reforma é um parque.

Esse parque se chama Heathcote/bluewater, e fica em Applecross.

é um parque muito lindo onde tem um barco pirata de madeira gigante, e vários outros brinquedos para as crianças. Um dos playground mais premiados de Perth.

Além disso vc pode desfrutar de uma visão maravilhosa do Swan river e da cidade de Perth.
